Considerations: The driveway behind the buildings could be connected into the Community Center driveway. This would be more convenient for residents but may also bring in lost travelers.
You may notice that the resulting design also does not have much elegance. Randy calls it "a machine." The buildings would be simple boxes, no porches or protruding entrances would provide a transition as one enters. The vegetative screening would also be only 6-7' wide – one row of trees. We tried to make this design more elegant but could not do it while still maximizing the square footage allowed. You could reduce the allowable square footage. Since Black Bear Press seems to have about 8000 square feet and the Caspar Inn about 10,000 square feet, this might not be acceptable.
To ensure a more people-friendly building, you would need to expand each parcel by 20' feet each way (to 187' by 170'). You would then have enough space to require 1. a porch on the front of the building and 2. a vegetative screen wide enough to appear somewhat complex/organic.
